Building Features
GLAZING
Building A & B: Glazing shall be prefinished thermally broken aluminum curtainwall system with black anodized frames, double glazed insulated vision glass, clear, low reflective panels. Spandrel to be single glazed glass with insulated metal back pan, harmony grey, low reflective panels. Manual operating entry doors with locks and hardware. Upgrades as required by code are to be by Purchaser.
EXTERIOR WALLS
Building A: Front and end walls – Constructed of structural steel frame with steel stud infill and metal panel/siding cladding finish. Windows and doors as per elevations. Rear wall – Constructed of structural steel frame with a combination of concrete block and masonry veneer finish and insulated steel stud framing with metal panel cladding finish. 30 units will receive one man door and one 3.0m x 3.0m overhead door. 4 units are front access only.
Building B: All walls constructed of structural steel frame with steel stud infill and metal panel/siding cladding finish. Windows and doors as per elevations.
HYDRO
Building A & B: The Vendor will provide the following electrical service: 60A, 600V main disconnect, a splitter and one fused disconnect for the transformer. The transformer will be 30kVA in size and will serve a 30 circuit 120/208V panel. Hydro to each unit to be sub-metered. A second 30A 600V fused disconnect will power the roof top HVAC unit
FLOORS
Building A: Ground floor – exposed concrete slab on grade to receive Purchaser’s flooring.
Building B: Ground floor – exposed concrete slab on grade ready to receive Purchaser’s flooring. Second floor – exposed concrete composite deck ready to receive Purchaser’s flooring.
DEMISING/COMMON WALLS
Building A: Demising walls to be concrete block to 10’ high with drywall partition above to underside of the roof.
Building B: Demising walls shall be metal framing and drywall. Corridor walls provided to separate the unit from the common area shall be unpainted on the units side and constructed as a fire rated gypsum board on metal stud framing with acoustic insulation.with acoustic insulation.
HVAC
Building A: 28 units to receive one (1) 4 ton roof top unit providing cooling and gas heating. 2 units to receive two (2) 4 ton roof top units to provide cooling and gas heating, and one (1) natural gas fired unit heater. 2 units to receive one (1) 3 ton roof top unit to provide cooling and gas heating, and one (1) natural gas fired unit heater. 2 units to receive one (1) 5 ton roof top unit to provide cooling and gas heating.
Building B: Each unit to receive one (1) 4 ton or 5 ton roof top unit providing cooling and gas heating.
SANITARY
Building A: Units shall have one (1) 100mm diameter sanitary service roughed into suite suitable for gravity drainage of plumbing fixtures from the vicinity. It shall be located in the floor with accessibility in a location at the Vendor’s discretion. There shall be a plumbing vent installed through the roof for future plumbing by the purchaser. All above floor plumbing, water, fixtures and finishing shall be by Purchaser.
Building B: Units shall have one (1) 150mm diameter sanitary service roughed into suite suitable for gravity drainage of plumbing fixtures from the vicinity. It shall be located in the floor with accessibility in a location at the Vendor’s discretion. There shall be a plumbing vent installed through the roof for future plumbing by the purchaser. All above floor plumbing, water, fixtures and finishing shall be by Purchaser.
CEILING HEIGHTS
Building A: Ceilings are not provided under Vendor’s scope of work. Clear dimension to underside of structural steel is 20 feet minimum.
Building B: Ceilings are not provided under Vendor’s scope of work. Clear dimension of the ground floor to underside of structural steel is 12 feet. The clear dimension of the second floor to the underside of structural steel is 10 feet minimum.
PHONE/COMMUNICATION
Building A & B: The Vendor shall provide one (1) 25mm conduit from each unit to a common area demarcation point.
WATER
Building A: The Vendor will provide one (1) 19mm diameter water line for domestic water service and water meter and shut-off valve.
Building B: The Vendor will provide one (1) 19mm diameter water line for domestic water service and shared water meter.
